These Terms apply to the Personal Tier. For higher limits or commercial use, please contact us to upgrade your account to the Corporate tier.
The Personal Tier is intended exclusively for personal, non-commercial use. By creating a Developer Account, accepting these Terms, or using the API, you agree to be bound by these Terms.
1. Definitions
"API" means the application programming interfaces, endpoints, documentation, authentication mechanisms, webhooks and related services made available by WoningMe under the Personal Tier.
"Developer Account" means an account registered for access to the API under the Personal Tier.
"Listing Data" means rental-property information made available through the API, including, where applicable, property descriptions, rental prices, addresses or locations, surface areas, availability information, provider information, listing identifiers and other factual information.
"Provider" means the original website, real-estate agent, housing provider, property manager, platform or other third party from which a listing or related content originates.
"Third-Party Content" means content supplied through the API that is owned, controlled or licensed by a third party, including photographs, logos, trademarks, descriptions and other copyrighted material.
"Application" means software developed by the Developer that uses the API for the Developer's own personal use.
"Personal Tier" means the standard API access plan made available by WoningMe for personal, non-commercial use.
"Corporate tier" means any separate commercial or enterprise offering made available by WoningMe under separate terms.
2. API Access
WoningMe grants you a limited, non-exclusive, non-transferable and revocable right to access and use the API in accordance with these Terms.
The Personal Tier is provided for your own personal use. You may use the API to develop software, scripts, integrations or other tools for your own personal rental-search needs.
You are responsible for keeping API keys, access tokens, webhook secrets and other credentials confidential.
You must not:
- share API credentials with other people;
- publish API keys in publicly accessible repositories;
- expose API credentials in client-side code where they can be extracted;
- use another developer's credentials; or
- allow another person or organization to use your Developer Account.
You are responsible for activity performed using your credentials, except where such activity resulted from a security incident that you reported to WoningMe without undue delay.
3. Personal and Non-Commercial Use
3.1 Personal use
The Personal Tier is intended exclusively for your own personal, non-commercial use.
You may use the API to build and operate personal tools that help you search for, monitor or receive alerts about rental properties for yourself.
Examples of permitted use include:
- building a personal rental-search tool;
- creating personal rental alerts;
- integrating rental listings into your own personal dashboard;
- creating personal search filters;
- experimenting with the API for learning or development purposes; and
- building software that you use privately to assist with your own housing search.
3.2 Non-commercial use
You must not use the Personal Tier for commercial purposes.
Commercial use includes, but is not limited to:
- operating a business or commercial service;
- operating a website or application for customers or other third parties;
- offering rental-search or rental-alert functionality to other people as a service;
- generating revenue directly or indirectly from the API or Listing Data;
- displaying advertisements in connection with an Application using the API;
- using Listing Data to support a paid product or service;
- using Listing Data as part of a business process;
- providing API-powered functionality to customers, clients, employees or other third parties;
- selling, licensing or otherwise monetizing an Application that uses the API; or
- using the API on behalf of another person or organization.
A private individual (including a student or hobbyist) who uses the API only for their own housing search, without any business purpose, is a personal user, even if they build a tool for it. If you act in the course of a trade, business, freelance practice or profession, or use the API for an organization (including your own sole proprietorship or company), the use is commercial and requires a Corporate account.
A project does not become commercial solely because you are developing or testing it. However, once the API or resulting Application is used as part of a commercial activity or service, the Personal Tier may no longer be used for that purpose.
3.3 Third-party use
You may not use the Personal Tier to provide functionality or services to other people.
You may not allow other people to use your Developer Account, API credentials or API access.
If an Application is intended to serve multiple users or third parties, a separate agreement and, where applicable, a Corporate account is required.
4. Restrictions on Use
You must not use the API:
4.1 Data harvesting
To systematically extract, copy or collect Listing Data beyond what is reasonably required for your own personal use.
4.2 Redistribution
To sell, license, sublicense, publish or otherwise redistribute Listing Data to third parties.
4.3 API proxying
To expose the WoningMe API through an alternative public API, proxy, scraping service or other interface.
4.4 Commercial use
For any commercial purpose or as part of a commercial service, product, website or application.
4.5 Circumvention
To circumvent authentication, rate limits, usage limits, access controls, technical restrictions or other safeguards.
4.6 Automated abuse
To generate excessive requests, repeatedly request unchanged resources without reasonable caching, or otherwise consume API resources in a manner that negatively affects WoningMe or other users.
4.7 Competitive database creation
To create a general-purpose or persistent database of rental listings that is intended to be used independently from your own personal rental-search functionality.
4.8 Reverse engineering
To reverse engineer, decompile or attempt to derive source code or non-public implementation details of the API, except to the extent such restriction is prohibited by applicable law.
4.9 Circumvention of provider restrictions
To use Listing Data or Third-Party Content in a manner that knowingly circumvents restrictions imposed by a Provider.
5. Listing Data
5.1 Ownership
WoningMe does not claim ownership of Third-Party Content or intellectual-property rights belonging to Providers.
Listing Data may originate from multiple sources and may therefore be subject to rights or restrictions imposed by those sources.
5.2 Personal use
You may use Listing Data obtained through the API solely for your own personal rental-search purposes.
You may not make Listing Data available to other people or organizations.
5.3 Accuracy
WoningMe does not guarantee that Listing Data is complete, accurate, current or available at all times.
You are responsible for considering the freshness and accuracy of Listing Data before relying on it.
5.4 Provider links
Where the API provides an original Provider or listing URL, you must retain that URL when using the corresponding listing.
6. Third-Party Content and Images
6.1 General principle
Photographs, logos, descriptions and other Third-Party Content may be protected by copyright, trademark or other rights belonging to Providers or other third parties.
The API does not automatically grant you ownership of such content.
These Terms do not transfer, assign or sublicense any rights in photographs or other Third-Party Content to you. The rights in such content remain with the Provider, the photographer or other rightsholder. Your right to use the API under these Terms does not include any right to use such content beyond what is expressly allowed in these Terms, and whether any other use is allowed is your own responsibility and depends on the terms, restrictions and rights of the Provider and any other rightsholder.
6.2 Personal display
Where WoningMe makes photographs or other Third-Party Content available through the API for use in connection with a listing, you may display that content within software used solely for your own personal rental-search purposes, subject to any additional restrictions communicated by WoningMe.
You may only display photographs by referencing the image URL supplied through the API. You must not copy, download, store (beyond the temporary caching in section 7), re-host, edit, crop in a way that removes watermarks or credits, or republish photographs, and you must not use them for any other purpose, such as training machine-learning models or building image databases. WoningMe may omit photographs for specific Providers or listings at any time, and doing so is not a change to the API under section 18.3.
You must not use photographs to identify or track persons or to collect personal data (see section 12).
6.3 Removal requests
If WoningMe informs you that specific Third-Party Content must no longer be displayed or retained, you must remove or disable that content within a reasonable period and, where technically feasible, within 48 hours of the notice.
6.4 Notice of infringement
If you are a Provider, photographer or other rightsholder and believe that content made available through the API infringes your rights, you can notify WoningMe using the contact details in section 31. Please state which listing or image is concerned, your relationship to the content and the basis of your claim. WoningMe will assess the notice and, where appropriate, will remove the content from the API without undue delay and may inform affected developers.
WoningMe is not responsible for whether the Provider had the right to publish the content, and removal of content under this section does not entitle you to compensation.
7. Caching and Data Retention
7.1 Permitted caching
You may temporarily cache API responses where reasonably necessary for your own personal Application.
Caching must not be used to circumvent API limits or to create a permanent substitute for the API.
7.2 Photographs
You must not cache photographs, or store copies of them, for longer than 24 hours after you last received them through the API.
You must remove photographs that are no longer associated with an active listing, or that WoningMe has removed from the API, within that same period.
8. Attribution
Where reasonably practicable, you must retain appropriate attribution to the original Provider when displaying Listing Data.
Where WoningMe provides a specific attribution field, Provider name, source identifier or attribution requirement through the API or documentation, you must retain that information.
You must not represent Listing Data as being originally created, owned or independently verified by WoningMe where that is not the case.
9. Webhooks
9.1 Availability
Where enabled for your Developer Account, WoningMe may provide signed webhooks for relevant API events.
9.2 Signature verification
You must verify webhook signatures using the mechanism documented by WoningMe before processing webhook payloads.
9.3 Security
You must keep webhook secrets confidential.
9.4 Idempotency
You should process webhook events in an idempotent manner and should not assume that every event will be delivered exactly once.
9.5 Delivery
WoningMe does not guarantee that every webhook will be delivered successfully or immediately.
10. API Limits and Fair Use
10.1 Usage limits
Your use of the API is subject to the limits applicable to the Personal Tier.
As of the effective date of these Terms, the Personal Tier is subject to the following limits, per API key:
- 30 requests per minute, overall;
- 10 saved search filters per account;
- 50 rental properties per request (Rental properties endpoint);
- 5,000 Rental properties requests per rolling 24 hours and 50,000 per rolling 30 days; and
- 20 search-filter mutations (create, update, or delete) per rolling minute and 50 per rolling 24 hours.
These figures are provided for reference and may change over time; the current limits published in the API documentation always control.
10.2 Changes to limits
WoningMe may reasonably adjust technical limits where necessary to protect service availability, prevent abuse or maintain fair access.
Material changes to the applicable Personal Tier limits will be communicated in accordance with the applicable notice requirements.
10.3 Rate limiting
WoningMe may throttle, temporarily restrict or reject requests that exceed applicable limits.
Repeated or severe violations may result in suspension of your Developer Account.
10.4 Fair use
Even where you remain technically within published limits, WoningMe may intervene where usage is materially disproportionate or negatively affects the API or other users.
Where reasonably possible, WoningMe will contact you before taking restrictive action unless immediate action is necessary to protect the service.
11. Security and Abuse Prevention
You must implement reasonable security measures appropriate to your Application.
You must notify WoningMe promptly after discovering:
- compromised API credentials;
- unauthorized API access;
- leaked API keys;
- abuse originating from your Application;
- unauthorized access to webhook secrets; or
- other security incidents materially affecting the API.
WoningMe may temporarily suspend compromised credentials where reasonably necessary to protect the API.
12. Privacy and Personal Data
12.1 Compliance
Each party must comply with applicable data-protection and privacy legislation in connection with its activities under these Terms.
12.2 Developer responsibility
You are responsible for determining whether and how personal data is processed through your Application and for complying with applicable privacy requirements.
12.3 API data
You must not request, collect or process personal data through the API unless such processing is expressly supported by the API and legally permitted.
You must not attempt to obtain personal data that is not made available through the API.
12.4 Personal use
You must not use the Developer API to collect or process personal data relating to other people for commercial or organizational purposes.
13. Intellectual Property
13.1 WoningMe intellectual property
WoningMe retains all rights, title and interest in the API, API documentation, WoningMe software, trademarks and other materials owned by WoningMe.
13.2 Developer intellectual property
You retain all rights in software and content independently created by you.
13.3 No implied rights
Except for the limited rights expressly granted under these Terms, neither party receives any intellectual-property rights from the other party.
13.4 Trademarks
You may not use WoningMe trademarks or branding in a manner that suggests sponsorship, endorsement, partnership or ownership unless WoningMe has expressly authorized such use.
14. Fees and Payment
The Personal Tier is intended for personal, non-commercial use.
Access is free until October 22, 2026. After that date, the Personal Tier costs €15 per month, billed on a recurring subscription basis, unless you upgrade to a Corporate account under separate terms.
14.1 Free trial and automatic conversion
Access is free for all Developer Accounts until October 22, 2026. A Developer Account created after that date receives a free trial of 4 days, provided your email address is verified. An account that existed before October 22, 2026 and has no active subscription does not receive an additional trial period after that date.
If you subscribe before October 22, 2026, your first payment is taken on October 22, 2026. If you start a subscription with a trial period, the trial converts automatically into a paid subscription of €15 per month at the end of the trial, using the payment method you provided at checkout, unless you cancel before the trial ends. You can cancel at any time before the end of the trial without being charged. Access to the Personal Tier ends when the trial ends if you have not started a subscription.
14.2 Payment provider, taxes and price changes
Payments for the Personal Tier are processed by Paddle, which acts as the merchant of record and as such is the seller of the subscription. Paddle's terms and privacy notice apply to the payment. Applicable taxes, such as VAT, are calculated based on your location and shown at checkout before you pay.
WoningMe may change the price of the Personal Tier. We will notify you at least 30 days before a price change takes effect, by email or through your Developer Account. If you do not agree with the new price, you may cancel your subscription before the change takes effect and you will not be charged the new price.
If a payment fails, WoningMe or Paddle may retry the payment. If the payment remains unsuccessful, your subscription may end and your access to the API may be suspended in accordance with section 16.3.
Any further applicable fees, subscription terms or usage limits are published by WoningMe as part of the Personal Tier.
15. Term and Renewal
15.1 Term
These Terms begin when you accept them or begin using the API and continue until terminated in accordance with these Terms.
15.2 Renewal
Where the Personal Tier requires a subscription, the subscription renews according to the applicable subscription terms published by WoningMe.
15.3 Cancellation
You can cancel your Developer subscription at any time, yourself, in your Developer Account: sign in, open the dashboard, choose Manage subscription in the Billing section and cancel in the Paddle customer portal that opens. You can also cancel via the link in the emails and receipts you receive from Paddle. You do not need to contact WoningMe to cancel.
Cancellation takes effect at the end of the current billing period (or, during a free trial, at the end of the trial) and stops further payments. If you cancel before a free trial ends, you will not be charged. If you cannot cancel yourself, email us through the details in section 31 and we will cancel it for you; the date of your email counts as the date of cancellation.
15.4 Right of withdrawal and refunds
If you are a consumer, you have the right to withdraw from your subscription within 14 days of starting it, without giving a reason. The 14-day period starts on the day the subscription is concluded (for a subscription with a free trial: the day you sign up for it).
If you ask for the API to be made available immediately, you explicitly agree that the service starts during the withdrawal period. If you then withdraw, you pay a proportionate amount for the period in which you already had access, up to the moment you informed us of your withdrawal. A free trial period is not charged.
To withdraw, contact us through the details in section 31 or cancel your subscription in the way described in section 15.3 and state that you are withdrawing. Refunds are made through the original payment method, normally within 14 days of your withdrawal.
Outside the withdrawal period, and for users who are not consumers (including all Corporate and business use), subscription fees are non-refundable, including for partial billing periods. When you cancel your Developer subscription, you will retain access to the Personal Tier for the remainder of the then-current billing period, after which your subscription will not renew. WoningMe does not provide refunds or credits for unused time, except where required by applicable law, including the consumer rights in this section.
16. Suspension and Termination
16.1 Termination by Developer
You may terminate your Developer Account at any time by cancelling your Developer subscription as described in section 15.3.
16.2 Termination by WoningMe
WoningMe may terminate your Developer Account with reasonable notice.
16.3 Immediate suspension
WoningMe may immediately suspend API access where reasonably necessary to:
- protect the API or other users;
- respond to a security incident;
- prevent abuse or excessive usage;
- prevent unauthorized commercial use;
- comply with a legal obligation;
- respond to a third-party rights claim; or
- address a material breach of these Terms.
16.4 Commercial use
If WoningMe determines that a Developer Account is being used for commercial purposes, WoningMe may suspend or terminate the account.
Where appropriate, WoningMe may offer the option to continue the relevant use under a separate commercial or Corporate agreement.
17. Effect of Termination
Upon termination:
- your right to access the API ends;
- you must stop making API requests;
- you must stop using Listing Data obtained through the API;
- you must comply with applicable deletion and retention requirements;
- you must stop displaying Third-Party Content; and
- any outstanding payment obligations remain due.
Sections concerning intellectual property, confidentiality, liability, applicable law and provisions that by their nature should survive termination will remain effective after termination.
18. Availability and API Changes
18.1 Availability
WoningMe will use reasonable efforts to keep the API available but does not guarantee uninterrupted or error-free operation.
18.2 Maintenance
WoningMe may temporarily restrict API access for maintenance, security updates, infrastructure changes or other operational reasons.
18.3 API changes
WoningMe may modify, improve, deprecate or discontinue API functionality.
Where reasonably practicable, WoningMe will provide advance notice of material breaking changes.
18.4 Third-party sources
WoningMe does not guarantee the continued availability of any particular Provider, listing source, listing type or Third-Party Content.
19. Warranties and Disclaimers
To the maximum extent permitted by applicable law, the API and Listing Data are provided on an "as is" and "as available" basis.
WoningMe does not warrant that:
- the API will always be available;
- Listing Data will always be accurate or complete;
- listings will remain available;
- third-party Providers will continue supplying data;
- Third-Party Content will remain available; or
- the API will meet every requirement of your Application.
You are responsible for independently determining whether the API is suitable for your intended use.
20. Limitation of Liability
To the maximum extent permitted by applicable law, WoningMe will not be liable for indirect, incidental, special or consequential damages, including loss of profits, revenue, business opportunities, goodwill or data.
To the maximum extent permitted by applicable law, WoningMe's total aggregate liability arising from these Terms will not exceed the total fees paid by you to WoningMe during the twelve (12) months preceding the event giving rise to the claim.
Nothing in these Terms limits liability where such limitation is prohibited by applicable law.
21. Developer Responsibility
You are responsible for:
- your Application;
- your own infrastructure;
- compliance with applicable laws;
- the security of your API credentials;
- your use of Listing Data;
- your use of Third-Party Content; and
- ensuring that your Application does not misrepresent its relationship with WoningMe or Providers.
You indemnify WoningMe against claims, damages and reasonable costs brought by a third party (including a Provider or rightsholder) that arise from your use of the API, Listing Data or Third-Party Content in breach of these Terms or applicable law, including your own display, copying or storage of photographs. WoningMe is not liable for any infringement or claim relating to content originating from Providers.
22. Confidentiality
Each party must keep confidential non-public information received from the other party that is reasonably understood to be confidential.
This obligation does not apply to information that:
- is publicly available without breach of these Terms;
- was already lawfully known;
- is independently developed; or
- must be disclosed by law or a competent authority.
23. Changes to These Terms
WoningMe may update these Terms from time to time.
For material changes, WoningMe will provide reasonable notice before the changes take effect.
If you continue using the API after the effective date of the updated Terms, the updated Terms will apply, subject to any mandatory legal requirements.
24. Corporate and Other Tiers
These Terms apply exclusively to the Personal Tier.
The Personal Tier is intended solely for personal, non-commercial use.
WoningMe may offer separate plans, including Corporate or other commercial offerings, that are governed by separate terms, agreements, pricing and usage limits.
Nothing in these Terms grants you the rights, limits, capabilities or commercial terms associated with another tier.
Commercial use of the API requires a separate agreement and, where applicable, a Corporate account.
25. Assignment
You may not transfer or assign these Terms or your Developer Account to another party without WoningMe's prior written consent.
WoningMe may assign these Terms in connection with a merger, acquisition, corporate restructuring or transfer of substantially all relevant assets.
26. No Partnership
Nothing in these Terms creates a partnership, joint venture, agency, employment relationship or other relationship between the parties beyond the provision and use of the API.
Neither party may represent that it has authority to bind the other party.
27. Entire Agreement
These Terms, together with any applicable pricing information, API documentation and other documents expressly incorporated by reference, constitute the entire agreement between you and WoningMe concerning the Developer API.
28. Severability
If any provision of these Terms is found to be invalid or unenforceable, the remaining provisions will remain in effect.
The invalid provision will be interpreted or replaced to the extent necessary to achieve its intended purpose while remaining legally valid.
29. Waiver
Failure to enforce any provision of these Terms does not constitute a waiver of the right to enforce that provision later.
30. Governing Law and Jurisdiction
These Terms are governed by the laws of the Netherlands.
Any disputes arising out of or in connection with these Terms will, subject to mandatory applicable law, be submitted to the competent courts in the Netherlands.
31. Contact
Questions regarding the Developer API or these Terms can be directed to WoningMe through the contact details published on the WoningMe website.
